I am about to move into these apartments ans I cannot stress enough how amazing the staff is there, I had some issues that they were able to take care of for me even though it caused them as much trouble as it caused me. They always kept a positive attitude and when i would see them they kept a smile on there face. I am looking forward to living at this luxurious community and the main reason I want to now is not for the amenities, but because of the staff, and their willingness to work for you. LIVE HERE ITS WORTH IT! more

I have been here for a few months and absolutely love it. There is so much you can do, go out and dine, walk your dog and more. Not sure why so many people leave bad reviews, if you are not happy, simply MOVE. I have met so many people here, since I moved from out of state and it has been great. The office has alway been nice to me, and I have never encountered any issues. Parking can be a bit tough on the weekends around the retial, but I highly recommend Austin Ranch. Great community for all lifestyles. Thumbs up!!!!!! more

I have lived in two different apartments at Austin Ranch. My first was a cute 1 bedroom, and I loved my neighbors across the hall. Then I moved to a 2 bedroom with a roommate, which is also very cute. I love the pool at the Lodge and spent every day off I had from work this past summer there, and hopefully will next summer too. The Movie nights are so fun, I went to every one this year. They showed really good movies and there held outside, which I thought was neat I had never watched a movie outside. It was kind of like a drive in with out the car. So all that to say I love Austin Ranch. I wish more people that loved it would write in because I know there are a lot of us here! more

One of the bad things about getting married was having to leave Austin Ranch. Some of the best volleyball games around. It was like league play every Saturday and Sunday during the summer. Pools are great and so was the staff. I didn't like the noise from my neighbor, but the staff did a pretty good job of trying to quiet him down for me...but, it was a constant problem for many months. BEST PLACE FOR SINGLES TO LIVE IN THE METROPLEX. Summer days at the pool were better than visiting a resort. Outdoor movies and other parties thrown by the management were top class. Sad to leave, but you really need to check out this ""city"" called Austin Ranch. more

I've lived in this community for 3 years and have been extremely pleased. I happen to have a wonderful view of the nature preserve and an amazingly large comfy balcony. There is a sense of being in the city but out of the rat race here and definitely a culture of fun in the sun with the sand volleyball court and active pool goers. With the new phase and expansion, the whole thing is bigger than Texas, complete with longhorn cows in the yard, yet with a small town feel in the local pubs and markets. I've had quick response times on every maintenance request, and the people who work on the grounds are friendly. I'd love it even more if my rent wouldn't keep going up! more

While you are living in a multi-family environment, you don't get that feel of a large ""apartment complex"" stigma but of a easy-going living environment that can peaceful and pleasant. I moved into my apartment at the end of June. June 30th to be exact. I have two large dogs and was required to pay a $1400 pet deposit. I was told by Kelly in the office I could pay $700 up front and the rest monthly. I received a phone call in July from the account manager Samantha asking how much I would be paying monthly. I responded by email telling them I would pay $40 for that month. I never received another phone call after that and there were no more notices. On Monday 9/16 I only owed $390 of the initial $700 and I received an eviction notice. Every time I called the office no one answered. No one returned my phone calls. No one responded to my emails. So I went to the office to speak with them and spoke to the property manager, Debbie, who told me I had to pay off the deposit in THREE months. Well June 30th to September 16th isn't three months. So I asked for copies of all paperwork and reviewed them. Nowhere in my contract and nowhere on any single piece of paper does it state that I had to pay it off in three months. \r Wednesday 9/18 I went back to the office and asked a girl, Tammie, for documentation showing I had to pay it off in 3 months. She couldn't figure it out and started reviewing my file, and THEN proceeded to LAUGH at my complaints. So unbelievably unprofessional and offensive. She even showed me my payment schedule and how it was incorrect and wasn’t updated. I then spoke to Kelly again who was the one initially that said I could pay monthly, she then told me it had to be paid in TWO months. Then I spoke to the account manager Samantha who told me it had to be paid in 30 days and that was their policy. This was the same girl who asked me how I would be making payments. I asked for a copy of the policy or something in writing and she rudely replied ""well do YOU have proof we said you could pay it monthly?” She never did give me any paperwork and began to dance around the questions I had for her.\r How can you evict someone for not paying something that was NOT EVEN IN MY CONTRACT??? How can you fail to notify someone of something obviously so important? I am so fed up with that office! I have been professional, polite and cooperative but the obvious lack of competence is almost laughable. Not to mention, the icing on the cake, when I moved into my apartment it was DIRTY. There was dog hair from a previous dog, stains on the carpets and many things were broken. Blinds, windows, the stair railing, the screen door... etc. The list goes on. It took about two weeks of maintenance requests to get most of the stuff fixed. I asked them to clean the carpets countless times and each time they sent a maintenance guy out, he just put WD40 on my windows. Not sure how that translates to carpet cleaning but the incompetence at this office is ridiculous. I am so disappointed in this place and can only hope that maybe taking this to a higher level and maybe something can be done. I cannot wait to move out and never come back!\r more

I lived at Austin Ranch for a short time; moving closer to work area. I have to say that I was very concerned with the reviews when I was first moving there, especially the noise comments. But I think it all has to do with which 'phase' of austin rach you live in. Make sure that you thoroughly discuss that with the agent, because the phase i lived in is closer the the park area, and the on the 'outskirts', which may be one of the reasons why it's so nice and calm. I can say that i have never seen any 'partying' here, even on the weekends. There are few people that drive home at night with their music blasting, but that doesn't go on for long. Once they park they pretty much go home. The apartment itself is really nice, with everything updated, nothing to complain about there. Other apartments as nice as austin ranch, at least the ones with as the stainless steel appliances etc., range from $1100 and up closer to Addison. So I have to say, austin ranch is great for the price. The gym is 2 story, and they have quite a few swimming pools. It is true that the leasing staff never have time for you really, but then again, it is a huge apartment complex. Maintenance is quite reliable from what i have seen (even though i did encounter a little scorpion once inside my apartment). The walls are pretty thin, but from reviews of other places, that's pretty much everywhere, even in the nicest, most pricy properties. Overall, Austin Ranch is pretty great if you like the area. That being said, the area is pretty boring. There is literally nothing, and I wouldn't be fooled by the little bars and shops they advertise. The reviews for those places are mediocre at best. And I do wish there was a starbucks. There is a brand new super target close by though. If you like a faster pace vibe, this is certainly not going to be like Addison or Uptown. If you don't care about that, and enjoy laying out by the pool all day and taking a quiet walk in the park, then it's a place for you. All in all, I would definitely recommend. more

The property is very nice overall. The pools are great and the fitness center is above average. The restaurants and shops are convenient and offer a nice variety. The floor plans are decently sized and well laid out. Maintenance requests are handled quickly and everything was always fixed correctly. more

I haven't lived here very long, but the time that I've lived here hasn't been bad.\r \r In regard to the noise overall in the community, I think it depends on what side of the complex you live on. Austin Ranch is a pretty big development, so I would imagine that some parts are noisier than others. I live in Phase 5, and it's VERY quiet back here. Every blue moon I'll hear some drunken loudness, but it's not often, especially back here. Some of the residents are young (probably in college) but there are ""grown adults"" living here too. I'm sure during the summer there will be parties by the pool with adult beverages involved - but that's one of the pros (or cons?) of living in a community like this. \r \r I haven't had to deal with the leasing office much, but when I have, they've been courteous and professional. When I moved in, there was a little mixup with the parking space that I pay rent for every month, but the complex corrected the situation and made everything right with me. \r \r The grounds are pretty nice. I run in the mornings occasionally and have never felt unsafe. I also like the little shopping area with the restaurants, and Zen bar has pretty decent food. :) \r \r I don't hear much noise from my neighbors. Occasionally I hear a few thumps and bumps, but nothing out of the ordinary. The apartment itself is pretty cool. I love the floorplan that I have, and the finish out is modern - black appliances and dark wood. One of the things I loved when I leased here is they have many different floorplans to meet your needs. \r \r So far Austin Ranch meets my needs and I'm happy here, so I won't be going anywhere anytime soon. more

Lauren has just blown away my expectations. I have been somewhat 'high maintanence' with my move in and the extremly short period of time from when I notified her to when I needed to be in and her patience and willingness to go far above what anyone should have has made this relocation tremendously easier for myself and my kids. I not only thank her so very much but thank you for having an individual like her working in your office. more
