You will regret it if you rent an apartment from them! I do not usually write a comment but I think I have to share my experience in this case!I filled out the move-in inspection in details but now that I moved out they charged me for all of those, even after sending a copy of my inspection they claimed that they had fixed those issues. \r They use some third parties to clean the apartment and steam clean the carpet and the price that they charge is unreasonable!! 120$ for steam cleaning a one bedroom apartment(very very tiny one). 99$ for cleaning the unit that was already cleaned. I spent so much time cleaning it to avoid this charge but apparently they do not care, they just want not to refund your security deposit. In short Advantage property management is the worst. Before experiencing it myself, it was hard for me to believe all those negative comments because I haven't had any problem with other properties! But they are all TRUE! more

AVOID AVOID AVOID APM! You will NOT get your deposit returned no matter how clean you leave the apartment. They also charged us for cleaning the carpet when I used who they recommended, cleared the date with APM, wrote again when it was scheduled on the closing day key drop and he PICKED UP THE KEY from THEM!!! They are scammers! more

BACK WITH APM! 7/30/2013

I moved here in 2009 and rented my first apartment from APM, the last 6 months of my current lease were under someone that bought the building. When I first moved in here, I had no problems what so ever, UNTIL the building was sole to Blue Heron LLC, at which time, my fridge went out, costing me 200 in food, water heater replaced improperly, costing me 150 in electric and 20 in water. When all this occured, I was told, "oh well" and nothing was done. THANKFULLY,this lease is up and BECAUSE of the service I had in the past with APM, I signed another lease with them. I have never once had an issue, if something broke, the latest it was fixed was the next day. I love these people, they are friendly, helpful and I recommend them. more

DO NOT USE!! I was stupid enough to ignore other reviews and give it a shot. Never again will I use them. When I moved in under a sublease, the place was a dump. APM would not do a walk through so that I was not responsible for charges even though I asked multiple times. When I moved out by having someone sublease for me, I was held responsible for the condition the apartment was left in, including the 5 days that she chose to stay past her move out date. I left the apartment in far better condition than I moved into it in. I replaced blinds that were broken when I moved in, paid out of my pocket to have the carpets cleaned, replaced bulbs, etc. When the sublease tenant finally moved out, I got hit with a $250+ bill that were problems from the original tenant or from the new sublease. I repeat DO NOT RENT FROM THEM. TERRIBLE TERRIBLE COMPANY WHO DOES NOT CARE ABOUT ANYTHING OTHER THAN YOUR MONEY!!! STAY AWAY!!! more

Happy with APM 11/10/2011

I enjoyed renting from APM. Any maintenance needed was attended to quickly. The staff was very friendly and helpful. I did everything required at move out and was refunded my security deposit. more

Terrible mngt, Lack of their word, Wallace cheats people 9/16/2010

I would put 0 stars if that was an option. Advantage Property Management (APM) - they should be avoided, if you are thinking about renting from them save the headache and the money you will lose moving out. My apartment was not ready until weeks after my move in date, had to find somewhere to live with my new bride in the mean time. Then, the stuff on our walk through they said would be fixed before move in took multiple trips and phone calls and many things were never fixed by these thieves. When we moved out we forgot to clean the microwave, we were charged $90 for 'unit cleaning' that was the only thing remotely dirty. We were also charge $35 for a new air filter which a week prior to moving out we had replaced. By LAW as APM states, they have 30 days to send our reimbursement checks to their past tenants. 30 days came and past, then after 36 days received a letter say they were notifying us of an extension on reimbursement checks. After 41 days I called they said on that FRIDAY it had been mailed and I would receive it my SAT or by the latest MON. Mon came and went. I called Tuesday(day 45) they said if it doesn't arrive by Wed come up to APM. I called and let them know I was coming to get the check they said that no one could write me a check and to wait til Thursday(day 46). Waited still nothing, So I went up to APM and explained my story they told me to wait more, I explained I wasn't leaving their until I had a check in hand. Waited for the PRESIDENT of the APM. He wrote me a check, never apologized, just made excuses and called all of his tenants slobs and that he wasn't responsible for the condition the place was in when I tired to move in. BS ! Bottom line.....DO NOT LIVE IN HARTS COVE, HIGHPOINTE or any of their other properties. This company and it's employees are a joke, with not business integrity, word or responsibility. more

AVOID AT ALL COSTS!!!! 3/9/2010

I have been renting property around clemson for five years now, and APM was the absolute WORST!. when we moved in, the place was a dump. when we moved out, they charged us for the stuff that was messed up to begin with. the place also had an infestation of cockroaches and mice, and when we asked them to spray the CHARGED us for it! the took forever for repairs, and charged us unfairly for things. for example, we had an old couch in the yard. instead of calling us and asking us to move it, they removed it and charged us $100. A bunch of snakes, its a shame that such a terribly run business is still in operation. more

HELL 8/11/2009

We have lived in apartments managed by Advantage for over a year now, and at first it was alittle rough. Our apartment needed alot of work. We called and they fixed everything ASAP! Now, things are not so good. We have been calling Advantage for almost 2wks to come fix our AC. Our AC isn't working. We can run it on 50 and its still 80 degrees in here and thats at 11:30 at night. We have a 19month old daughter and she is miserable!! This is ridiculous!! They keep telling us that someone will be coming by the day we called. We called SEVERAL times and if someone has come by, I haven't seen them. Can you imagine living in an apartment that doesn't get cooler than 80? If they would just fix it, I would have alot better review to give them. Pros: Nice neighbor hood. Cons: AC more

Clemson students & parents, DO NOT USE THIS COMPANY!! We had many issues - many of them safety issues with a rental property maintained by this company. Not recommended at all. Cons: higher priced than some, once you sign not good more

Don't trust management before move-in 10/21/2008

\r I and my wife studied at Clemson University. We stayed at a 1-bedroom apartment managed by APM (Advantage Property Management).\r \r The apartment was very nice. It was so nice that we fell in love with it.\r \r BUT...BUT the management was evil. Actually, diabolic should be a better word to describe them.\r \r The apartment was not cleaned as promised on our move-in date. You may not believe. But, there were big spiders (Exactly 2 inches in foot span) hanging about 6 inches off the wall at the wall corners. There were about three spideys on each corner. \r \r Since, I was not in a position to return my belongings again to anywhere else by hiring U-haul, I was forced to improvise and settle in this apartment. I vacuumed all the filth myself including the big spideys.\r \r We kept the apartment so clean and tidy all throught our stay. But when we moved out, they deducted $300 from our deposit. That not only made us angry, but hurt our feelings.\r \r Thoughts of seeking legal advice came to mind several times.\r \r Another wonderful thing about APM. During the middle of our stay, our electricity and water bills started to rise very very high. At the same time, portions of our bathroom and bedroom floors were getting softer. It was wierd and we did not know what was going on.\r \r We complained over three times about this to APM. It took four months for them to take it seriously and send somebody to check.\r \r You know what the maintenance people found out ?\r The water heater below our bathroom tub started to leak. It was spurting out heated water directly on the wooden flooring of our bathroom and bedroom. That was softnening the floors. \r \r They did fix the problem.\r \r But they never did anything to compensate for the high electric and water bills that we paid due to their negligence.\r \r Be aware of the ""Take Advantage"" Property Management. more

Parents, Clemson students, beware!! We have had issues with a rental property maintained by this company. Do not recommend. more
