I've lived in an Action-managed community for six and a half years. The service has always been consistently good. I speak to our manager about once every month about things that come up and she is always helpful and knowledgable. When I leave a message, she gets back to me quickly. Her assistant has also been help, as well as the people who answer the phone. I've been to Board meetings and our manager's supervisor is often there, providing helpful input and support. The meetings are much more professional than what I witnessed in my previous community (managed by another company). Overall, I've been very impressed with this company. more

My experience with Action has been great. I have been burned by two other management companies in my previous community, but I just moved into a new community and Action has been a breath of fresh air. I've talked to live people (not voice mails) when I have called, professional, polite people have talked to me, have addressed my questions and have followed up to make sure I was happy. I was surprised by their follow through! That was not my experience with the other two companies. more

As a long time Board member for an HOA, I have experience with four different management companies. Action has been, by far, the most competent, professional, flexible, and responsive company that I have worked with. While not perfect, they do whatever it takes to make the HOA successful - and to make Board members more effective. I am appreciative of all that Action has done for our community. more

I have worked with Action for years and find the staff and management to be very professional. With 100,000 owners to make happy it is not surprising that a handful of people could not get what they wanted from the board or management co. Unfortunately, only the impossible to please write brutal reviews. This company is the best in the industry. more

Amber Property Management is a seriously careless and irresponsible company. Recently, the sent me a letter asking me to remove the safety lighting sensor on my building. They assumed it was some sort of spy camera. I had to make a number of phone calls and send a lot of e-mails before they admited their mistake and assured me they would not be removing this safety sensor. In my view, no competent company would have ever made such a serious and potentially deadly mistake about the nature of our physical plant. Dealing with Amber's low quality people and services has been a nightmare. more

Positive Experience 4/10/2012

Action Property Management has managed the association where we live for several years. Until recently, I have had limited interaction - other than paying my monthly bill. But in recent months, we have had some serious problems with some new construction with one of my neighbors and we have another issue where we have had to make an insurance claim with the HOA's insurance. Both issues were a bit ""sticky"" for the management company, but Action's people handled them both with great professionalism, sincerity, and efficiency. I was very pleased with how Action responded to these situations and brought about solutions to difficult circumstances. more

We were seriously considering moving out of the community where we have lived for 7 years. One of the main reasons was poor management and the Board politics. But the Board actually did something right when they got rid of the prior management company hired Action and things are dramatically better. I feel like I can give real feedback at Board meetings, my phone calls and e-mails are answered, communication has been great - and they are making huge progress on some of the major association projects. Nobody is perfect, but we actually feel good about where we live again. Thank you! more

Pleasantly Surprised! 3/27/2012

Having lived in two other HOA's with other management companies, I had low expectations when I moved into my new community in Irvine. But I have actually had very positive experiences with Action over the first year that I have been here. My first experience was when I called the main office planning to leave a voice mail at 7:00 AM. I was surprised when someone answered my call, and even more surprised when they were able to help me without transferring me to someone else. The whole experience was pleasant and professional. Since then, I've had many other interactions with the management staff. Overwhelmingly, it has been positive. I've been to several Board meetings and been impressed by the preparation and professionalism. They've actually gone a long way to change my mind about HOA's and management. more

5 Star Management Company 7/19/2011

My association recently hired Action after a much needed change from another management company. All I can say is, wow! What a difference! Everyone at Action has been friendly, professional, knowledgeable and overall great! I get to talk to real people when I call and they actually call back if I leave a message! I can't say enough about how impressed I am. The experience between the old company and Action is night and day. Thank you Action! more

I find it funny how the two glowing/positive reviews both occured on the same day...that should tell you something considering how few reviews there are.\r \r This company is unorganized and upper management is a joke especially the female hitler they have running things. Action's prices are very high for the service you get compared to others. They will fee you to death. Please avoid. They know their service is horrible for what you pay for and the employees I have talked to say they are treated like dogs. more

My HOA has been with Action for over 10 years and they just keep getting better! Their managers are highly trained, professional and extremely helpful and courteous. Upper management comes to our meetings and works with our board to train them and help them make good decisions. If you are looking for the BEST, hire ACTION!!! more

Action Property Management is a horrible unresponsive company. They ignore issues involving people's investments for months and then blame property owners for constantly having to ask to deal with it. more

Unproductive Usurpers 11/20/2009

Although Action Property Management has relocated to 2603 Main St., Suite 500 in Irvine, CA, their business motto remains the same—to bully and subject homeowners with a plethora of asinine “rules” in the guise of “authority” and “due process.” One of their peons in this militant regime is the present property manager of Ivy Wreath, a community in Quail Hill, Irvine. They have versed her well in insolent remarks. Rather than acknowledge homeowners’ time is equally valuable as they wait over 30 minutes for board members that arrive late, she retorts that she was on time and has been at the office since 8:00 am. The world apparently relies upon her sole industriousness. The fact that she is PAID to be present and all homeowners arrived punctually is of little consideration. The hearing she conducts is ruled with an iron fist. Individual hearings regarding non-compliance over an issue shared by homeowners is enforced despite the efficacy and consent by the homeowners to have a forum for all those present. She implicates the Civil Code. When asked which Code, she states she does not readily know it. Her aim: to disband collective reasoning and instill impotence. There is clearly no tolerance for ideas and those who oppose her. Individuals will be escorted from the premises who she claims has no capacity to be heard. The hearing is a pretense. When confronted to produce the CC&R section that homeowners allegedly violated, the revelation is that the CC&R provision does not exist but is supposedly a policy implemented by her puppets. When asked to provide a copy of this “policy,” this policy is unavailable because it is under review! Indulgence is what Action Property Management demands and usurpation is what Action Property Management revels. Do not willingly continue this profiteering. more

Action Property MIS-Management 9/29/2009

Action Property Management (APM) needs to be reminded that they are in the SERVICE business. This requires courteous communication with both the Board of Directors and the homeowners whose interests they represent. Sadly, APM fails miserably in this regard from my experiences. Telephone calls and written communications are routinely not reponded to in a timely manner. When APM does get around to responding, it is often in a rude, arrogant, we-can't-bothered manner. \r \r One of the most fundamental responsibilities of every property management company is to address the day-to-day issues that arise in the communities they service. Action Property Management involves much more than sending a well-dressed represantive to the monthly/quarterly board-of-director meetings, it requires ACTION each and every day between the board-of-director meetings. Sadly, again, I have found Action Property Management to fail miserably in this regard.\r \r If you are considering Action Property Management to handle your community's affairs, I urge you to think twice. Most all property management companies are the same, there are no perfect companies in any industry. Action Property Mngt is at the top of the pile of being the worse behaved and disfunctional ones. From there hiring process to the actual on-site managers. Action takes pride in avoiding the truth, integrity, effeciency, and just plain NOT Good Business Practices. All though they seem to fool some homeowners contracting in some very nice communities. But it doesnt take long before the residents are wise to their shaningans and incompetency. The GM's on-site make about $125-150K a year and where do you think that money comes from? It wouldnt be so bad if they actually did a quality job, but I had the experience hands on to see it for myself that they don't. Besides being incompetent, liars, theives, users & abusers of human resources and residents. They are an at-will status and one thing we all have to realize in America, that a mgr can let you go for any reason at anytime. If a company takes as long as Action to hire you, they should know who is working for them. When their good talent starts showing up their GM's that are over paid for what they do, then you become a victim of insults, conspiracy, slander,complete abuse and insult of your work ethics,& integrity. It's called job security for them and covering their own end even if it takes having the worst possible behaviour to their staff and residents. If you are seeking out companies to work for or contract for your community HOA, I would really investigate Action They are a cancerous smoking mirror outfit, that is definetly Un-American and un-ethical. As noted there are numerous property management companies out there and most of them should be out of business especially Action Property Management in Irvine,CA. Pros: There really arent any pros to mention Cons: Bad hiring process, no educated or experienced staff, reverse discrimination & bad politics more
